Before we get to the good stuff (all the amazing available properties), we’ve got some housekeeping items to share with you. You know, the boring, but important stuff.
All applicants must read and accept the below conditions before submitting their application.
Application Process: Please read the description and property details, view the photos, and watch our realistic 3D video tour. If you like what you see in the 3D video, you’ll love it in person. Contact us from our property’s detail page to learn more about applying and schedule a showing. You must complete our online application and be approved prior to viewing of the property. We use third-party verification services. You will need to provide a government-issued ID, two years of tax returns if self-employed, and landlord contact information for the last five years, and any other information upon request. Additionally, you will need to complete our pet and non-pet screening process, and submit pet photos taken with applicant if applicable. If your application is approved and after personally viewing the property you decide it is not right for you, we’ll gladly refund your application fee.
Basis for Approval: Applicants may generally be approved with three times net income to rent, credit scores above 650, and good and complete references. Basis for Decline: Incomplete or falsified application, evictions, collections of any kind, credit score below 650, high credit card balances, low daily and end of month bank balances, insufficient income, unsatisfactory or lack of references, non-discharged bankruptcies, unqualified occupants, pets or animals, vehicles, missing or incomplete information, and a required lease start date more than two weeks in the future. Within the last seven years, felonies of illegal manufacturing or distribution of a federally controlled substance, felonies resulting in bodily harm or intentional damage or excessive destruction of property or “arson.”

When it comes to our property management listings, we have a simple, step-by-step application process for you to follow. First, you’ll be taken through a list of pre-qualification questions that we, as a real estate management company, need to know before we can show you the property or process your application.
To qualify for one of our rental properties in Orange County or Long Beach, CA, you’ll need to provide the following:
- Name and contact details
- Previous addresses
- Details of co-applicants
- Details of any pets
- Identification details
- Emergency contacts
- Employment details
- Answers to some brief background questions
- Documentation uploads (including ID and proof of income)
Next, you pay the non-refundable $45 application fee and we’ll get started on processing your application along with a credit and background check.
Please note that many of our houses for rent are pet friendly, but even those without pets must partake in the pet screening process.
Before you get started, it’s a good idea to make sure you have everything that you’ll need on hand. Here are some important pieces of information and documentation that you’ll want to gather:
Valid ID
Two months of bank statements
Proof of income (pay stubs or tax returns)
Landlord references from the past three years
Make sure you qualify for one of our property management homes for rent. Requirements include:

Top Rental FAQs
How do I preview a property?
Please review all the online details such as the virtual tour, photos, description, location, rent and deposit, and do a drive by to ensure the area is right for you. If you still desire to preview the property, we require that all showings are done after all applicants over the age of 18 apply and are approved – then we can schedule a personal showing. If the property is everything you thought it would be, simply sign our lease and place your deposit to take it off the market. If the property is not what you thought, we’ll refund your application fees in full.
What do I need to submit a rental application?
