All applicants must read and accept the below terms prior to submitting your application for our Orange County property rentals.
Required information: Note that advertised rent rate can change at any time without notice. Required Documents: You must provide a government issued ID, two months bank statements, two most recent pay stubs (or two years tax returns if self-employed), pet photo taken with applicant and pet screening report (if applicable), and landlord contact information for the last five years and other information upon request. All adults ages eighteen or older must apply and pay a $45 application fee. Basis for approval: Applicants will generally be approved with three times the net income to rent, credit scores above 650, if pets submitted are screen and approved (no aggressive breeds) a $1,000 increased security deposit is required for the first pet, and if a second pet is approved, a $500 additional deposit is required, and must have good references. Everyone must complete the pet screening process. This is not only for pet and animal owners, but also for residents and applicants that DO NOT own a pet or animal. Basis for decline: Incomplete or falsified application, evictions, collections from landlords, credit score below 600, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets, vehicles, and/or move in dates too far in future. Within the last seven years felonies of illegal manufacturing or distribution of a Federally controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example “arson.” Renters Insurance is required at all times during your occupancy.
