Provide Clarity

Past-due rent is one reason for an eviction, but not the only one. Damages, loud music, pets and filth may come into play as well, so have a strong lease that covers everything.

Encourage Communication

Have an open line to chat about anything, especially financial difficulties. Promote an open dialogue so that the tenant feels free to approach you without embarrassment – and listen well.

Have a Plan

When a good tenant has a temporary setback, consider forgiving some past rent or create a feasible repayment plan. Have a couple options for them to consider, so you come to a resolution as soon as possible.
