The Importance of Routine Property Inspections

The primary focus of home inspections is to ensure resident’s safety – this includes checking that smoke and CO detectors are present and working (not just chirping when you press the test button – put a match to it). Subsequently, ensuring residents are caring for the property and that the property is clean to help reduce pest issues is also a priority.

We recommend an inspection ninety days after move-in, and then again in nine months, which is just prior to lease expiration. Good inspection reports along with timely rent payments and reasonable repair requests, will be the basis of whether you decide to renew the lease or not.

One added benefit of routine inspections is that the resident learns you care about your property and their home. If the tenants know you care, they are more inclined to care for the property too.
