The Checklist
The below items must be completed before we rent any property as part of our rent-ready requirements. This list does not cover every rent-ready item, but it covers some of the more important and often overlooked items. We also offer an example move-in inspection form you can use as a starting point to create your own.
Landscaping, Exterior, and Garage
- The property is professionally repaired, maintained, and cleaned to “hotel room ready” condition.
- The carpet has had a professional deep cleaning, and it smells and looks fresh.
- All painted surfaces are fresh, free of mismatched, touch-up, and repaint corner to corner.
- No personal items are left from previous tenants, including furniture, knick-knacks, toiletries, shower curtains, cleaners, soap dispensers, etc.
Doors, Windows, and Security
- All doors and locks function properly with one key for the

- All windows open, close, and lock properly, and all window screens are in good condition.
- All windows have vertical blinds, horizontal blinds, or shutters. (Curtains are undesirable as they can be dusty, moldy, cause allergic reactions, and prolong vacancy.)
Landscaping, Exterior, and Garage
- The lawn is cut and cleaned, bark chips cover any dirt, and trees are trimmed and not touching any structures.
- No lawn care items or equipment are left on the property, such as mowers, hoses, tools, fertilizers, bug killers, etc.
- The garage floor is swept.
Safety Compliance
- Combo smoke/CO detectors are installed on walls in each bedroom, hallways, living areas, and near CO sources. No plug-in units are used.
- Safety railings are strong and secure.
- Bathroom caulking is fresh, clean, and free of any mildew.
HVAC, Plumbing, and Electrical
- An HVAC inspection shows the system is in good operating condition with a new filter.
- All mechanical components are plugged in and working as designed. This includes heating, air conditioning, ventilation, plumbing, electrical systems, appliances, water softeners, fixture water pressure, sprinkler systems, fans, gas fireplaces, water filtration systems, etc.
- Any item that is not operative has been replaced, repaired, or removed.
- All light bulbs work inside and out.
If you provide it, you must maintain it!
If a system is provided with the property, it must stay in working condition during the lease. This includes optional fixtures such as water softeners, filtration systems, gas fireplaces, extra refrigerators, and similar features. If one of these stops working, the owner is responsible for repair or replacement unless it was removed before marketing and excluded from the lease.
Providing extra features can help attract residents, but they come with ongoing maintenance responsibility. Handling maintenance properly can help prevent major repairs that eat into rental income.

- Missing keys or incomplete lock changes
- Paint touch-ups still needed after maintenance and repair work
- Appliances not working during final inspection

- Trash, boxes, or personal items left in the garage or yard
- HVAC filters not replaced
