Run the sink to test water pressure and check for leaks or drainage issues. In bathrooms, flush toilets and run all faucets, while also keeping an eye out for mold, mildew, or lingering water damage.
Bedrooms and Safety Features
Bedrooms should have secure windows and closets that open and close smoothly. Test all outlets and light fixtures to make sure everything is functional. Safety should never be overlooked—confirm that smoke and carbon monoxide detectors are working, locate any fire extinguishers, and check locks on all entry points.
Documentation Matters
As a renter, it’s essential to keep a clear record of the property’s condition before move-in. Take photos or videos of any damage, and write detailed notes on your walk-through form so there’s no confusion later.

Most recently I had an emergency repair request on NYE and the maintenance director, Javier, reached out to me immediately and let me know that he was reaching out to vendors to come fix the problem. With it being a holiday, most vendors were not open or available but he managed to find someone. The vendor ended up coming within a couple of hours!
