How much do we charge, and what’s included?

Our property management fees are simple and fair—7% for homes, 6.5% for two to four units, 6% for five or more units, and 5% for commercial properties. Unlike many competitors, we don’t sneak in hidden “junk fees” that cut into your profits.

We provide full-service property management, covering marketing, finance, legal compliance, and more. Our transparent system, powered by AppFolio software, gives landlords and tenants real-time access to important information. Every month, you’ll receive a detailed financial statement with copies of all paid invoices, so you always know where your money is going.

Do you handle everything from start to finish?

Yes! We take care of all the day-to-day management tasks, including administration, financials, legal compliance, and more. Our goal is to make property ownership stress-free. Plus, we use AppFolio, the industry’s top-rated property management software, with all features fully unlocked—giving you complete transparency and control.

Do you offer protection for rent or property issues?

Absolutely! Our Landlord Protection plans help cover unexpected losses, including:

  • Up to $35,000 in tenant-caused malicious damage
  • Reimbursement for lost rent if a tenant stops paying
  • Coverage for eviction costs, legal fees, and sheriff expenses

Do you provide monthly and year-end reports?

Yes! Our secure Owner Portal gives you real-time access to financial reports, invoices, and key documents anytime. We can generate various accounting reports to fit your needs, and if you prefer paper statements, we’ll mail them for free. At year-end, we provide a detailed cash flow statement and a 1099 form, making tax season easier.

Do you conduct regular property inspections?

Yes! We inspect properties to ensure lease compliance and upkeep. After 90 days of a new resident move-in, we check for unauthorized pets, occupancy issues, and cleanliness. We also perform annual smoke and CO alarm inspections, as required by California Fire Code Section 907.2.11.

For $200, we provide a detailed inspection report with photos of all rooms, appliances, smoke alarms, and exterior areas—giving landlords a clear view of their property’s condition.

Do you take care of legal issues and evictions?

Yes! Managing properties often requires patience, fairness, and clear communication—skills we use to resolve most tenant issues before they escalate. But when legal action is necessary, our experienced legal team steps in to handle everything efficiently and cost-effectively.
