Accessory Dwelling Unit Basics

Accessory Dwelling Units (ADU’s) have been known by many names such as granny flats, in-law units, backyard cottages, and secondary units. No matter what you call them, ADU’s are an innovative, affordable, and effective option for adding housing while benefiting property owners in many ways, including immediate positive cash flow.

Benefits
  • Affordable because they do not require paying for land, new infrastructure or structured parking.
  • Prebuilt with cost-effective wood frame construction which is significantly less than new construction.
  • Privacy maintained.
  • Provides as much living space as expensive newly built apartments.
  • Provides seniors the flexibility of independent living areas so they can age in place.
  • Can provide professional home-based office space.

Basics

  • All single family properties are allowed at least one ADU and owner occupied properties can add one additional Junior ADU.
  • HOA’s cannot prevent garage conversion or additions.
  • Most cities do not require increased parking area.
  • Cities must act on ADU applications within 60 days or the application is deemed approved.
  • Financing is available creating positive cash flow from day one.
