What kinds of properties do you manage (retail, industrial, medical, commercial, etc.)?
We manage all different types of properties big and small, but not HOA’s. Due to the sheer volume of homes and apartments, managing residential and multi-family are the majority of our business. However, that doesn’t exclude us from utilizing our expertise to manage retail strips, commercial properties, and industrial parks.
What is your fee structure?
Many new landlords wonder how much does it cost to hire a property management company. We’re not the most expensive option nor the cheapest—we’re simply the best value. Our simple, all-inclusive pricing includes almost everything you could think of for general property management. We chose to eliminate all hidden fees that most Orange County management companies charge.
For example, many other companies charge excessive fees for items such as creating a repair request, generating invoices, key copies, smoke alarm batteries, company credit card use, property showings, mailing statements or checks, and much more. Instead, we believe in a fixed management fee that covers all these costs and more.
Our management fee is structured as follows:
- 7% for single family residences
- 6.5% for two to four units
- 6% for five and more units
- 5% for commercial
We do not manage HOA’s.
We fully disclose all services and fees in our property management form and lease agreement with no hidden junk or ancillary fees.
