APPLICATION PROCESS: Please read the description, property details, view the photos, and watch our realistic 3D video tour. If you like what you see in the 3D video, you’ll love it in person. Contact Us from our property’s detail page to learn more about applying and schedule a showing. You must complete our online application, and be approved, prior to viewing of the property. We use a third party verification service, provide a government issued ID, and two years tax returns if self-employed, pet photos taken with applicant, complete our pet and non-pet screening process, and landlord contact information for the last five years and any other information upon request. All individuals eighteen and older must apply and pay a $45 application fee. If your application is approved, and after personally viewing the property you decide it is not for you, we’ll gladly refund your application fees.
BASES FOR APPROVAL: Applicants may generally be approved with three times net income to rent, credit scores above 650, if pets submitted are screened and approved (no aggressive breeds) a $1,000 increased security deposit is required for the first pet, and if a second pet is approved, a $500 additional deposit is required, and must have good and complete references. Everyone must complete our pet and non-pet screening process.
BASES FOR DECLINE: Incomplete or falsified application, evictions, collections of any kind, credit score below 650, high credit card balances, low daily bank balances, insufficient income, unsatisfactory or lack of references, non-discharged bankruptcies, unqualified occupants, pets or animals, vehicles, missing or incomplete information, and a required lease start date more than two weeks in the future. Within the last seven years felonies of illegal manufacturing or distribution of a Federally controlled substance, felonies resulting in bodily harm or intentional damage or excessive destruction of property or “arson.”

When it comes to our property management listings, we have a simple, step-by-step application process for you to follow. First, you’ll be taken through a list of pre-qualification questions that we, as a real estate management company, need to know before we can show you the property or process your application.

To qualify for one of our rental properties in Orange County, CA, you’ll need to provide the following:

  • Name and contact details
  • Previous addresses
  • Details of co-applicants
  • Details of any pets
  • Identification details
  • Emergency contacts
  • Employment details
  • Answers to some brief background questions
  • Documentation uploads (including ID and proof of income)

Please note that many of our houses for rent are pet friendly, but even those without pets must partake in the pet screening process.

Next, you pay the non-refundable $45 application fee and we’ll get started on processing your application along with a credit and background check.

Before you get started, it’s a good idea to make sure you have everything that you’ll need on hand. Here are some important pieces of information and documentation that you’ll want to gather:

  • Valid ID
  • Two months of bank statements
  • Proof of income (pay stubs or tax returns)
  • Landlord references from the past three years

Make sure you qualify for one of our property management homes for rent. Requirements include:

  • The net monthly income of all applicants is at least three times the rent
  • Credit score above 650
  • Valid landlord references
  • Completed pet screening process with and without a pet
  • Renters liability insurance
